This is a much debated term - you would have to check with your local zoning authority. It is basically a zoning law stating that a home is single family, i.e., a home designed for 1 family to reside. It would limit how many kitchens etc... so you cant turn your garage into an apartment, or build a cottage in your back yard etc...

You have to get permits for things like that and alot of times you cannot obtain them because it is considered a "single family" dwelling.

This is done to limit traffic and noise, and over occupancy. Alot of people don't know it but there are actually laws that concern how many people can live in one room - such as a bedroom.
