How can you get 100% in the game SCARFACE THE WORLD IS YOURS?

I have completed the storyline and side missions. I have taken out all gangs in every territory. The only things remaining are the races and some exotics including the MONTANA INVESTMENTS. Do the races and MONTANA INVESTMENTS count to your overall percentage? Cause I am stuck at 96% and these are the only remaining things to do. Thank you for your time.
