I want to seal them to prevent the dirt sinking into the surface of the tile, I have tried linseed oil mixed with white spirit and it didn't work, I can't find any product in the DIY shops.

They do sell tile and grout sealer in the DIY stores in my area and I have used them. It's called "Aqua Mix - Seal and Finish". The company is out of California.

I seal mine with linseed oil, but I also wax them with traffic wax and buff them down every few weeks to stop them from absorbing any dirt.

use a mix of varnish and white spirit....50/50 mix leave to dry over night quick polish with a floor polish....should be fine
