yesterday the locking system in my upvc door broke and i couldnt get it.my landlord just said id have to go stay at my dads house ihad no change of clothes or my car keys.so i suggested putting window through.he said he would call the police if i did.that really annoyed me.do you think he was being a rubbish landlord?

you have to have access legally to your rented accommodation 24 7. If this is not the case you can seek compensation for breach of duty/contract. You have the right to get your things and by him not even making an attempt to help you, he was neglecting his responsibilities. You should work out the rent amount you pay per day and ask for a reduction on next months rent, because you didn't have use of the property.

yeah he was being rubbish. you pay rent on that house and should be able to live in it. as for smashing a window, the guy should be insured and it shouldnt of been a problem. i'd ask for a reduction in rent, and most landlords have spare sets of keys. unless he lives in another county obv. but that is bad landlord practice. he's responsible for the upkeep of doors and locks etc, and should of been more helpful, what if you dint have anywhere else to go? i'd move asap cos bad landlords only get worse.

When you can, reread your lease and see what rights you have in circumstances such as this. Is the locking system part of the property owner's responsibility or is it something you put in? If it is something the property installed, it is HIS responsibility. If the landlord will not have it repaired in a timely manner and it causes you to not reside in your apartment, he could be liable for compensation (so many days of rent). You can check with the legal regulations of housing that governs your city/state to see what rights you have. I personally would not damage any of the property, as you would be held responsible, possibly criminally, for that.

Your landlord wasn't being "rubbish," he was being down right boorish and lazy. Maybe you can have a conversation and ask to see a copy of the lease so that the two of you can go over it together. If he sees that he could be responsible for repayment of rent, he might get off his butt and do something.

He definitely should have done something so you could get in if it wasn't your fault. What would have happened if you hadn't got a dad to go to? Yes, he is a rubbish landlord to be putting you at risk of having nowhere to stay. I'd find somewhere else to live if I were you.

Your landlord was in the wrong.

You have a right to enter your own home, and if you lost your keys, thereby denied the means of entering the property, you have the right to enter by any other means possible.

Damage costs caused in the exercise of this is your responsibility.

No i dont, i know its a bit of an inconvenience, but hey! its weekend, would you like to pay for someone to come out, its double the money, and im sure if your reasonable he will fix it asap, just work with him and ask him when he's going to do something about it, if he's vague tell him your going to knock money off your rent for every day your not their, you have rights you know!!!

you will have to look at your lease to see how long he has to repair an item when you have informed him it is not functioning...however, you do have rights, and it sounds like he is just being a jerk....contact your local housing authority
