I HAVE A LOT BEHIND MY HOME THAT CAME WITH THE PURCHASE OF MY HOME.IT HAS ITS OWN LOT NUMBER AND BLOCK NUMBER. THEY ARE DIFFERENT THEN MY LOT WITH THE HOUSE ON IT. IT HAS ITS OWN STREET FRONTAGE AND DIFF. STREET.TOWN SAYS IT IS MARRIED TO MY LOT. I HAVE 1 DEED AND 1 TITLE. BUT 2 TAX BILLS. 18 MONTHS TO SUB-DIVIDE IN TOWN OFFICES. IT IS UNBUILDABLE. ONLY VALUE IS TO ME AND AJOINING LOT WHICH NEIGHBOR HAS OFFER TO BUY, $5,000 I SAID 10,000 HW JUMPED ON IT. I UNDERSTAND THAT THERE SOMETHING CALLED AND EASEMENT. WE CAN DRAW UP THE EXACT SIZE, SIT DOWN WITH WITNESSES AND A NOTORY AND GET THIS DONE. DOES ANYONE HAVE ANY GOOD ADVICE, I SURE COULD USE IT. TIM

An easement is a right to use land. In Texas, it is commonly created by written agreement between 2 separate parties establishing the easement right. Easements can also be created by express grant in a deed from the owner of the property over which the easement will run or by express reservation by the grantor in a deed of conveyance reserving an easement over the sold land. Easements may also be created by necessity (when an owner sells part of the land that has no access to a street or public way except over the seller's remaining land), by prescription (when a claimant makes use of another's land for a certain period of time), and by implication (when 2 parties actions imply that they intend to create an easement).

Get a good real estate agent that specializes in land and undeveloped property. They will assist you with everthing that you need to do so that you will not have any issues or problems. I am not suggesting that you have an unscrupulous neighbor, however, you still need to be careful because there are many instances where a next door neighbor will try to talk you into agreeing to something you don't understand then then he will finagle the letter of the law to "legally" take the land from under you and you have no form of recourse or retribution.
