Advertise. Post you picture everywhere, run ads in the paper, pennysaver, harmon homes. Hand out business cards, leave business cards at delis, pizza places, gyms, laundry mats, everywhere and anywhere. There is soo so much competition out there, you have to have your name recognized. Start farming a certain area. Pick a neighborhood and consistently send out flyers showing recent sales on the street, and suggest they call you for a free market analysis. you can buy promotional items to mail such as little magnetic calanders to mail out, then your face is on their fridge the for entire year.

Write a special report on some point of selling your home and advertise it on CraigsList.org or your local paper. If the information is good enough to make you look like an expert, you will get business. Just put your tag line at the bottom with your credentials, phone number, etc.

Here's where I get my clients from, in no particular order:
1. Yahoo Answers
2. Homegain.com's buyerlink program
3. By using marketing strategies and campaigns by companies like "By referral only"
Door knocking, open houses and normal "Just listed/sold" farming is useless in my eyes. Most people who are looking to buy/sell or finance a home are online or use the internet and they want to talk to a knowledgable person who gives them sound advice and doesn't try to sell them something. Put yourself in their shoes and understand their pain, then you'll find the solutions.

advertise one of your colleagues listing. If you get a phone call for that then all you have to do is earn their trust and friendship. If they like what they see then you get a sale, if not you'll have a client to drive around and show other homes.
One thing you might also want to do is to pre-qualify your buyers so they know how much they can afford. I can assist you in this endeavor if you are in California. We specialize in difficult to do loans, and loans that didn't quite work out with another brokers. As you can see you can tap into this "sub-prime" market quite easily, as we can empower you to do so...

If you are independent, go to the homes of people who are SELLING their home. Try to become their Realtor, offer results within a certain period of time or they receive a discount on your commission. Invite the public via posters-- balloons attached, to come to an"open house" offer coffee and soda and a snack tray.
