the sq footage is based upon your living area - no unfinished basements or attics it is the actual living area--yes it includes stairs and closets

GLA stands for Gross living area


Measrue the outside of the building (excluding all non heated and cooled areas) if the subject is a 1.5 story subtract 4 feet on the sides that are connected to the roof.

It differs by state but. It usually means any floor space minus utility rooms. Stairs and landing do count I'm afraid. Also basements count but not cellars, unless the are finished. (It's a basement if more then 50% of the hight, floor to ceiling is ABOVE ground level. Its a cellar if less then 50% of the height, floor to ceiling is BELOW ground level)

Most of the time it includes heated and cooled actual living space, if you are unsure just ask.
