Hi,

I'm looking out of state for a rental property in the state of Texas.
Here in my home state(Arizona), you can't buy a shed for $150,000.00. In Texas, you have a lot of options with that kind of money.

Anyways, I'd like to move to Texas in about 7 years. Meanwhile I plan to continue to rent here in Tucson.

What do you think? Tucson was recently in the top 10 overpriced house market...

I think that if you are in a position to purchase yourself a second home or a rental home, then go for it. You have everything to gain. In Rhode Island, where we are from you couldn't buy a shed either for 150K, but in Georgia where we moved last year, we bought a HUGE 3 bedroom home for 120k. Do it quickly before the bottom falls out.

track market trends at www.zillow.com

and

TN just passed a law freezing property takes for people over 65. That's right, once you turn 65 or if you are already over 65, the property taxes you pay are fixed at the then current rate.

If someone doesn't occupy the house, it could be turned in for abondenment or is at high risk for squatters and vandals. If you rent it out, you won't know what the renters are doing since you are out of state and can't check on it as quick as you could if you lived in state (for interviewing renters and dealing with renting issues).
