You need to check the law in your state as to whether a deed can still be recorded if the signatory is dead. Notarization, in some jurisdictions, may be insufficient.

Any deed must be signed, sealed, and delivered to be good.

Recording puts it on public notice so a deed that meets the three requirements above is good.

You said she signed it and sealed (notarized) it; if she delivered it to the person who was supposed to get it, then it is still good.

Go record it.

Once it has been recorded, it will be a valid deed. Get it recorded with your county recorder as soon as possible.
