I am not sure if I should call to investigate that listing by calling the seller's realtor by myself or should I find a buyer agent to help me. I know they are taking additional commission. Would it be worth it?

Call the Seller's agent directly. There is usually one 1 commission and if there are 2 agents, they split. If you deal with just the Seller's agent and submit a lower price, he will be more motivated to make the deal and take the usual amount (you get the other 1/2).

Approach the listing agent directly... but...

Don't take chances that approaching the seller's realtor will save you 1/2 the commission. Do your homework and see what the house is really worth before you make an offer. Try zillow.com for starters. When you are ready to make an offer, offer what your research and pocketbook will support and deduct an additional 3%. Then approach the Realtor and mention that you are looking for the best deal and that is why you have not contacted an agent of your own. Depending on what the agent says, you can then decide to pursue with that one or get your own agent if s/he is not willing to budge. Hey, if you have to pay either way, you should have someone looking out for YOUR best interest only!

Many states have laws that say you have the right to use a different agent to represent you even if the seller's agent showed you the house first.

Please note that most agents will have worked out with their sellers what the rate of commission will be if they sell the home themselves vs another agent, and it can be 1% or more.

Here is the best advice you will recieve.
Before you even step foot into a realtors office I would suggest you get approved for a mortgage. You can get an official approval, competitve rates and programs at my company site http://www.justgetaloan.net/ Getting approved does two major things for you: 1 it lets the realtor know they have a real client, I know it sounds lame but they will treat you 100% better when you have been approved. 2) Being approved gives you buying power. Imagine you were the seller if you wanted to sell your home for $300,000 and i walk up to you and said Ive been approved for $285,000 and can close within weeks they are more willing to take that official offer than trying to hold off for people who they do not know they can really buy the home. This creates a better situation for you becuase now you have equity or money in the home. Next Find your own realtor and attorney, yes there are some benefits to using the one realtor but they dont out way using your own. Remember you do not pay the realtor the seller does, so using one agent is going to get 6% of the total sale instead of splitting it with another realtor. Not only that the listing agents is contracted to the seller not you therefore who do you think he or she will work harder for remember the seller pays the realtor. Find your own buyers agent and attorney. You will need them to guide you through the process if you haven't purchased before. It won't cost you a thing. If the buyers agent requests a retainer for his/her services then find another one that does not require one. I would not make an offer on a property without proper representation.
