bought a farm that was cut out i only bought a few but told the man i would by the rest in a few year could i sell all of tha farm befor i bought the other lots

You better have this in writing. You may sell the farm and not get paid. He is the title/deed holder and if you are not a listing agent he does not have to pay you. That is unless you have a written agreement to the nature of the transactions. Good advice, get it in writing.

I would buy the property from the owner on contract-for-deed. Then hire a realtor to sell the whole farm for me (including paying off the remainder of the contract-for-deed).

Sure. You'd need to obtain a "purchase option" from the owner, granting you the right to make the purchase at a later date for a previously agreed-upon price. With that in hand, you could pre-sell the property (conditioned on your option) , exercise your option, and make your money.
