Advertise in newspapers and flyers to businesses. Selling a home yourself can be very expensive. Many people do not realize that the money the broker makes off your house, much of it goes to advertising and the cost of doing business (phone calls to prospective buyers, lots of computer work and contacts, ads in papers and online and more) There bottom line is much smaller than people realize.
The listing agent gets one portion, his broker another portion and the selling agent gets part and the selling broker gets part. And many agents also pay a monthly fee for doing business with a broker (to use the phone, desk, printer, computer, copier, stamps and such).
The Agent or Broker is there to make sure you get the best deal and that you have good legal paperwork that is in your best interest. The BROKER is liable for the sale even after all is done for many years. He takes on a huge responsibility.

Don't do it! Just get a realtor. Most people looking at houses won't even look for ones for sale by owner because it's risky and sketchy.
