I need to solve this problem, before I inhearit this house. My parents house is really old and really dangerous. They have no motorvation to move or to fix anything. They want to move but I have to do everything by myself, before they get old and don't do nothing at all. I need to find a company that will buy the house and either fix it or tear it down and do somthing else to it. What company will help me. I know there is a ton of investors around. where do I find them?

There are real estate companies that buy homes in any condition. Look in the phone book and find one.

Try looking for a local Realtor that you can list the property with. Many of them know or are set up with groups of investors who purchase rehab properties all the time. Hopefully the damages to the house aren't enormous, so your parents can get some cash out of the sale.

If you want to sell the house on your own, maybe you could post it on some listing sites that investors use frequently. Craigslist has a lot of free postings for real estate and large numbers of people use Craigslist on a daily basis, including real estate investors. Just browse the local listings for your area and see if putting an ad of your own up will generate any interest (pictures always help, by the way).

The phone book is also a good idea, as you may find some real estate investment groups there. As a last option, you could try calling a few of those companies that advertise on billboards, "We Buy Ugly Homes," "Will Pay Cash For Your Home Today," etc. Just be careful with them, as they are just bargain shoppers trying to get houses for as little as possible.

But getting even a little bit out of the property may be better than having a complete loss on your hands.

Call the local real estate agencies and explain the situation. Even if they can't help, they may be able to point you in the right direction.

Until the house is in your name, you can't do anything without their approval.
