I have an opportunity to manage about 20 residential units in 3 bldgs in the Oakland/San Leandro area for a friend. Responsibilities would be to collect the rent, basic record keeping, filling vacant units, arranging for upkeep & repairs. I have no idea what to charge for this. I think I would want to charge a little less than a real property management firm.

Service fees, $50.00 per month vacany fee plus 12 % of monthly rent collected for 1-9 properties, or 10 % for 10-15 units & 9 % for 16 units or more.

I would start with 6% of gross rents and 10% of renovations that you oversee. Many also charge a few for a lease renewal (like $100 or thereabouts).

Property management companies usually charge 10% of gross income. It looks as if you will be a full circle hands on manager so I wouldn't lower my percentage that much. It looks like alot of work.
