Afteral, the landlord owns the house and the tenant is just a pleb that pays the money. Best to negotiate all arguments through the solicitor?

The tenant pays you to use your house. It is his home while he pays your rent. He can ruin it or improve it. He can be a good neighbour or a bad one. It should be a mutually respectful business deal.
But yes, get a contract and stick to it!

.If something is wrong with a house the landlord will want to know about it to preserve his investment.

If you speak with him...record it..and have 2 eye witnesses there to back you up.....if your landlord does not fix things in the house you rent right away he will have a bigger problem that will cost him more money soon.

A leaky pipe will ruin floors, cause mold and will rot out the foundation if not attended to immediately.

A leak in the roof will ruin a house quick.

After speaking directly to the landlord, write your landlord a letter, stating all that's wrong with the house and send it certified.
He will then have a list with which to work.

If he ignores you.....move out. You will have the letter , and tape, and witnesses as proof that you tried if he brings you to court for breaking your lease.

Put it in writing and be respectful. If it ain't in writing then it's just a whine....
