Apart form providing gas and electrical certificates and smoke alarms to ensure that all the services are in good working order - what else do I need to provide and what else do I need to be aware of. Any websites for advice? UK only please.

Depending on how many rooms/tenants and the local authority you're under, you may have to register it as a House of Multiple Occupancy...

"Any landlord with a three-storey property housing five or more tenants from two or more families, now has to have a House of Multiple Occupancy License or face a fine of up to £20,000. The five-year license is available from your local council and can cost between £360 and £1,000. Even if your property doesn't require such a licence, there is more legislation on the way in the form of the Housing Health and Safety Ratings Systems, the Residency Property Tribunals and Tenancy Deposit schemes."
