A Duplex is a two unit structure. It can be one unit on top of the other, or two units side by side.

A townhouse is a single unit property, that is attached to more than two similar properties.

Both are usually sold as fee simple properties, but townhouses can also be condos.

The difference is a duplex is in a building comprised of only 2 units. A townhouse can be in a building with only 2 units but also may have more. They are situated in a side by side layout rather than up an down.

The number of stories doesn't really matter.

I live in Rhode Island: usually a duplex refers to a 2 family home with the units side by side and a townhouse is a condo also with the side by side layout.

Duplex = 2 units
Townhouse = more than 2 units (usually and usually in a row)

Either can be rented. Usually if you are talking purchase, a duplex becomes a condo. Usually, though, a condo is one unit in a complex, not arranged in a row. There can be more than two units.

I think it's all more a general understanding of what these mean, though. In many cases, these can be used interchangeably.

THE TOWNHOUSE IS 2 LEVELS, EVEN SOMETIMES 3 LEVELS, AND MORE ROOMIER AND MORE MONEY, AND THE DUPLEX IS SMALLER AND CHEAPER, AND USUALLY IN THE GHETTO SOMETIMES DEPENDS WHERE YOU LIVE!!
