It depends on who you are trying to sell to.
Try to answer some of these questions with the words you use.

Why does the consumer have to have this?
How does it compare to competition?
What are its selling features?

A single word isn't going to sell anything, try to use words that honestly depict your product so when you do get buyers they are not disappointed.

It starts with what questions are asked at the very first meeting with the prospects. You want to learn as much about the buyers and what motivates them before you ever try to "close" on them with clever words or phrases. If you have done a good job of interviewing them prior to the looking process, you will be able to match their desires with what is available. In real estate sales, it is a process, not an event. Once you have seen the second home, you start comparing: "If these were the only houses available, which would you choose?" Continue to compare each succeeding house with comparing only to the best house so far. The buyer will soon come to the conclusion as to which house is the best for them.

As a potential home buyer; I feel that there are few words that can sell a home. I personally feel homes sell themselves as well as the location. There is no way someone can convince me to buy a home that I don't want. Your best bet is to make everything appealing; layout, no clutter, clean appearance inside and out. I have been to a ton of open houses and I hate it when they try and sell me on a home that is not my preference.

Describing a house? It depends what you are selling. Then list the main points. Close to everything, must see, privacy, great commuter location, spacious, great layout, completely updated, push your furniture into place, nothing left for you to do, Great investment property.

Ton's of things to say, but again, depends on what you are selling.
