my tenant got robbed the other day and they stole his keys to the house, is it my responsiblity or the renters to rekey the locks to the house?

you own the property. the renter has no rights to the property, except as stated in the lease. all repairs and maintenance are landlords responsbility.

Kind of a tough situation, but, as the renter can't actually change the locks without your consent, I'm leaning toward it being the owner's responsibility. I think I should be able to ask the owner to change the locks a few times for security reasons and the owner should comply with that.

If you told me I had to do it, I would change them, give you a key, and then put the old locks back on when I left, if that gives you any insight.

It is typically the homeowners duties to keep the house in a safe condition. Whether it's the fire alarms, extinguishers, plumbing, and door locks. If it was not stated in the lease agreement then your stuck with the safe keeping of the house. Terms such as " In the case of lost keys, tenant must replace all the locks for their own security ". If this is the case, their deposit would be financing the replacement.

Ultimately it is your responsibility, but if you put it in the lease that you may charge the tenant for rekeying the locks, you can pass the cost on to them.

If you don't have a lease that addresses this issue, you are stuck with the bill.

The renter can't change locks to lock you out. Changing locks is your responsibility. Now get on it!

You are required to give them a 'safe and peaceful" place to live. SAFE includes locks. Look up landlord tenant laws and you will find this.

as the owner you should do it,plus I'd buy new locks not just new keys

It is your responsibility as the home owner to pay for new locks.

IT IS THE RESPONSIBILITY OF THE HOME OWNERS TO CHANGE THE LACKS AND IF THEY DON'T CHANGE THEM YOU CHANGE THEM AND GIVE THE THE RECEIPT IF THEY DON'T PAID TAKE THEM TO COURT
