Find a Realtor to list it for you. Pick someone listed at www.realtor.org That is the national association of realtors, and those agents listed there pay dues to use the Realtor name. They are suppose to abide by a strict code of ethics. Get a couple different agents to do a cma (comparable market analysis) This is where they can use other sales and listings in your area to determine your house's value.
Price it to sell, if there is a lot of houses on the market comparable to yours, price it below any of those.
Use an agent who is going to actively advertise your property in harmon homes, local papers, pennysaver and will be willing to do open houses on weekends.

Selling a property is by continuous enquiry with people surroundings (like passing on rumour) and somebody among those heard the news would be interested. In USA i don't know, but in New York, real estate agencies are there who would pay you, occupy the property and re-sale to others as and when they can with desired profit.
