Following is basic cost planing for a proffessional Software Costing:(you can remove some if the same does not apply to your project since you have not mentioned abt the project completely)

A. Duration Planned to complete the Project 7 Project Outline (not more than 1 page)
B. Plan out the Project (SRS Building timeline, development time line to prepare the beta version, Debugging & Final version timelines)
C. Manpower required :
1. for technical documentation (SRS Etc)
2. Coding experts
3. Database planning team
4. Team leaders
5. Project head
6. Misc Manpower
D. Find out the cost of
1. total Salary for above manpower
2. Electricity & Infrastructure Cost (PCs/Servers/Software licences / Space / internet etc)
3. Administration Expenses
4. Marketing Overhead
5. Misc expenses like refreshment/travel etc
6. After Development of software, what service is required
a. Manpower Cost of the tenure
b. Travel etc cost
7. unplanned expenses (usually keep 25% planning)

Now divide this amount with thotal developers hours. this will give you the Project cosyting Per Manhour (if needed)

Add up necessay margines and the final costing is ready.

Add cost of each item:
Land cost
building cost
2 year salary cost of employees
computers etc. cost
electricity/fuel cost
Bank interest/ depriciation cost
Lisencing cost if any
working capital for making contacts
Miscelleneous cost like office stationary/ furnitures / phones etc.
Profit you want to take out.
