During the winter, the heat from the house below will lower your heating needs. Vandals are more likely to break into the unit below. If the water leaks, it will drain below. They can pound on their floor all they want, they will probably only pound on the ceiling when you pound on your floor. You can leave a note on your door that solictors should go below. You should have a better view. Street level noises are less likely to intrude. If someone throws or hits something, it is more likely to break a lower floor window. Make sure you get a deck, then you may entertain with no interference, wheras you will always be going through their yard.

i know you asked for advantages, but i wanted to share the experience of a friend, which would definitely be a disadvantage and something to check out before moving in. a girl i knew lived above a house, and the downstairs people, who owned the house, had a very bad roach problem. no matter how diligent my friend was with her cleaning, she had roaches, too. she kept all her opened food packages, even cereal and potato chips and such, in her refrigerator, never left dishes in her sink, and followed her two young sons around like a hawk, picking up any bits of food they dropped. still, the bugs were there. so i'd get a look at the downstairs place before making any sort of decision.

No maintenance costs. Calling your landlord to fix things when they break and not having to get that donw yourself. Being able to go about you business without worrying about mowing the lawn, raking leaves, etc.
Downside: no return on the money you've spent b/c your landlord gets richer. No open space to BBQ, garden (unless you have an apartment with extras)

Relatively Maintenance free which gives you more time for a personal life...other than that...there are none.
Ownership gives you a large tax deduction and every payment is an investment...you grow equity etc. But with it, there are taxes (which are also deductible) and all the utilities are the responsibility of the owner..... where as rentaing normally includes at least part of your utilities.
Renting...No return on your money
Owning...Lot's of return on your money

less maintenance is required due to their smaller size. Also, the apartment complex will probz have its own security and maintenance crew so it will be safer and The security staff can also accept deliveries when you are out. Living in an apartment allows you to live above the street level which can help reduce noise, bugs and rodents.
Personally i fink they are cool lol!

To sum up: lower costs overall, less headaches.
For me, a small house is best, more of a cottage. But there is a large back garden with two sheds, trees, and shrubs. A nice place for my two lab mixes to romp about.
I got lucky and inherited the house, with nothing owed on it. I lucked out!

No garden to mow in the summer - (but also no garden to sit in in the summer)
Shared maintenance bills (provided every one else pays)
Downsides also include the neighbour from hell moving in above you.
Poor maintenance in apartment above could mean you'll never know when your bathroom ceiling will come in on you.......
Had both - I prefer my house

no repair costs, no lawn maintaince, living above another apartment means less heating and cooling on electric bill, pool privileges with none of the maintaince, also play area for children that you don't have to buy or upkeep

I can't think of many... my boyfriend and I live above a shop, and we can hear them and they can hear us, so we have to so quiet between 9 and 5, at least we have the night to play!
