Ginza Plaza was once a hot spot for students around that area and I was one of them. I remembered there were great shows and stuffs there. But I think it has gone quiet due to location and I think there were only 2 schools left there. The place was not greatly advertised like before, and it's near market area, where you can find cheaper things there.

Ha ha I'm one of those as well. When it first opened, there was quite a lot of interesting shops there but as time goes by, the shops there became less and nothing much is being offered there. As the location is not really very convenient, if there's nothing special, people will not go.

Besides location, a popular mall must have anchor tenants, eg GV cinemas or big supermart. These tenants make people go back to the mall again and again for leisure and needs.
Then, you must have unique tenants that attract people to come from all over the island. If the mall only has tenants that every malls also have, then people will only come if its convenient.
