1. Ethics
2. Professionalism
3. Going the extra mile for your clients
Work hard, practice and role play your scripts (mikeferry.com), work for a great broker who offers training and support, the right attitude, approach and expectations. If you expect nothing you will get nothing, if you expect the world you will receive it.

I was a realtor for a few years..I was not good at it.
I didn't answer my phone
I didn't want to drive snotty parents, with their dirty kids around to overpriced houses
Could care less if the house met their needs as long as I got paid
So here is a list of what makes a bad realtor?
Just remember all real estate agents are not REALTORS. Realtor is a special sign of someone who subscribes to a special code of ethics (they paid more for their lic)
If you are looking for a good realtor I suggest asking your circle of friends for a reference or calling a few companies and speaking with who ever answers. Also keep in mind realtors usually work for free until you buy something so don't work with more then one unless you don't care that someone may not be able to pay their bills because you wasted their time.
BTW I am not a disgruntled realtor I just know that there are too many in the business and people expect you to jump through hoops and ditch you as soon as they find they can save $500 bucks if you aren't there
