Sorry, Sharon. Think again.

For many years, it has been McAllen-Mission-Edinburg metropolitan area.

Winston-Salem has a per capita income over $32,000 a year. In McAllen, it is around half that, $16,000, the lowest in the US.

Now, maybe you think McAllen can have a cost of living higher than Winston-Salem and people with half the income of WS can live there but it makes no sense.

I live there when I am not in Mexico. You can buy a mobile home (14 X 70) WITH LOT for well under $30,000; once in a while, someone dies and you can get mobile home and lot for less than $20,000.

The only thing expensive is auto insurance.

Taxes on that mobile home are around $400 a year. Electricity even though a/c is sort of mandatory is around $100 a month from Magic Valley.

The Winston-Salem study is bogus.

I am not going to say McAllen is paradise. If you can't speak Spanish, you can't find a job. This is not a place for racist people to live but you did ask about affordable. The war on drugs really hurts the area.

In 1998, my dau. and her husband built a large townhouse in a development on a golf course with security patrols at night. It cost them less than $100,000, and plenty of standard houses are available for under $140,000.

I live in Calexico, Ca. New -built- houses 2500sq ft cost about 450,000- 2 story & 6 bedrooms. Last year they went up. My neighbors sold their 15yr old 5 bdrm house last year w/ swimming pool for 450,000. Teachers' salary starts 40,000 and top is 80,000 -after 10yrs experience. We live close to the border and 2 hours from San Diego. I find it affordable. The weather is too hot, but we face this problem for 2 months. It is okay because we have AC in car, home, & work. Furthermore, this situation make us go out like to SD or somewhere with nice weather during this time. The rest of the year -10 months- we enjoy a nice weather. Like now.
