i don't trust estate agents.

That's like asking 100 people who is the best brain surgeon. Maybe 1 out of the 100 ever had to use a brain surgeon so you are going to get 99 unqualified guesses!

Having been in real estate for awhile I know there are many qualified agents out there. Statistically, 60-70% of people looking to buy or sell real estate go with the first agent that contacts them or that they contact. That is not necessarily a bad thing if they have done their homework. It is not necessarily the size of the company they work for either or how much they sold last week.

Customer satisfaction in any business has to do with whether that agent can meet "your" needs. I know a lot of the top agents don't spend a lot of time with each client after getting their listing. You might end up dealing with their assistants but again if they are able to sell your house for your price is "personal" attention really necessary. On the other hand, if "personal" attention is what you are looking for then a less "busy" agent may suffice.

It all depends on your needs and you should first decide what those are. There are also some intangibles that either agent may not overcome. You may have a horrendous property that no one is going to want to buy, etc. In that case, hopefully an agent will be upfront with you and either not accept the listing or at least accept on certain conditions that repairs or cleanup or mitigation is performed. I for one will not accept a listing that the owners are unrealistic or refuse to follow my advice. It is not worth the effort!

Depends on where you live. Here the best agents are Re Max and HER. That is because they have large market shares and are respected.

But stay away from agencies that don't have websites. A lot of real estate is found through some kind of website. Either it be the MLS or the Realtors website, Realtors use Internet tools to find potential homes for their buyers. If the agency isn't up with the times on technology, stay away from them. But also, keep in mind (depending on your area) the real estate market is rapidly cooling off, if your home doesn't sell in 2 weeks, don't freak out. Its not a sellers market anymore.

If you're in the UK, Haart did an excellent job with my property. They used Internet listing + mailing to interested parties and sold it for my full asking price.
