I was recently divorced and have a lot of debt from my previous marriage. I work at a mid-rise apartment community as a business manager but started out in sales w/the company. I am thinking of selling my home and moving into an apartment where I am working to save money since I would receive a significant discount on rent there. Only thing is, I dont know if I should get a realtor or try & sell on my own. What do you suggest & what has been your experience?

I have sold 3 houses, all with a realtor. My advice is "Use a realtor".

Think about it - they know the market, they have experience and training at selling property, they have the tools to get the word out to buyers, they work with a multiple listing service that lets every single realtor in your area know that your house is for sale, and they all have people who are looking for a house to buy. And they all work on commission - no sale - no paycheck - no cost to you.

You have the ability to put an ad in the newspaper, and a "For sale by owner" sign in your yard. Do you know how to write a real estate contract? Do you know how to set a fair price for your house? Do you know how to convey a clean title to a seller?

Interview at least 3 realtors in your house. Have them look at the property, and make suggestions about what you can do to help it sell. You can get references from friends about the realtors they've used before, or you can pick someone from the larger firms in town. I'd recommend you go with one of the larger firms, too. Again, think about it - how does a realty company grow? By being successful. That means that they have a better ability to sell houses.

Good luck!

call a big firm and interview an agent. Have them explain their marketing plan. Look for their ads in the local paper. Check out their commission rate. This is a bad time of year to sell unless you do everything right. January is better or better yet is after the superbowl. Start to get ready now.
Starter homes are still selling. Your plan makes sense as long as you plan to keep working for them.

licensed agent.
