We really need to sell our house. We are having our first open house, after it being on the market for 3 months and I need to know what kinds of things will help it sell, be irresistable?

Here are some details.

3BR/2Bath/2car garage.
3 years old (Vinyl siding/side entry garage/corner lot/really nice)
Everything works and is clean.
It will be cold that day.

Do you have a fireplace? Maybe having that going that day might make someone feel "at home" which is really what you want.

Have a tart burner or candle going, or make cookies, something that makes the house smell nice.

Have the shades open, and light pouring in the house. Makes people happier.

If you have a lot of "stuff" in your house and you are moving anyway, consider condensing and start to pack stuff and put it in a storage shed/garage, attic so the place is clear and let's people have ideas of how their things can fit into the space. They don't want to envision your things, they want to envision theirs, and more space will always give them the impression that they can do more... so try to "empty" out some of the rooms some...

Good luck! Tough market now to sell in, but if you help the buyer to "see", you'll be fine!

We just got into the market of selling as well. I've done lots of research. Like everyone said, clean! Pack up stuff you don't need and get it out of the house (if possible). The less clutter, the better. Take down all family pictures. The buyers want to envision their home and they are not able to when all they see pictures of is you. If time allows, paint all your rooms in neutral colors. This little bit of paint, work and $ can go a long way. Make your house look open and spacious by rearranging the furniture. If you're listing yourself and you don't have an agent, the less you're around the potential buyers the day of the open house, the better. You want them to look around freely without feeling restricted. Good Luck!

House should be clean, well lighted and smell good. Put some misting air fresheners in few places. If you can go out during the open house and leave the house to the agent and customers, it will help a lot. If the weather is really cold it will help to have the heat on, just make it comfortable.

It should be clean, neat, and uncluttered. Wash everything, even places that you wouldn't think of, like the cupboard and counter doors, and under the crisper drawers in the fridge. The yard should be tidy, too - no leaves in the bushes, under the trees, etc. If you have to, get extra stuff out of the house for awhile. Box it up and put it in your car when you leave, or store it in a relative's basement. We even got a storage unit once when we sold a house.

The idea is that the place should look homey and inviting - a place where someone could picture themselves living there.

Do away with any clutter and family photos pack anything away that you aren't using remove excess pieces of furniture out of rooms to make the rooms appear larger...put out some liquid potpourri in a warmer like apple cider, pumpkin spice or cinnamon. Annother trick that some realators will tell you to use is to put some cookies in the oven on low heat so it smells like cookies baking . If the house is clean and everything works it sounds like you are in good shape, you could also bake some cookies and leave out on a plate for those that walk thru.
We sold our last house in the middle of winter, I baked cookies and done mulled cider in a crock pot.

Make sure it's un-cluttered. Clean out or empty whatever closets you can. If possible, put any furniture you don't really need in storage until you move. The house will show bigger. Fresh interior paint is also nice, if you have time.

What the agent writes will not promote your own home.......To promote the valuables must be between the suitable priced for the length and centers and an agent that performs an aggressive promotion plan. the first component human beings seem for is fee and fee. You did not say how lengthy the valuables has been for sale. Is it listed contained in the MLS?
