I need some really effective ways to market some rental homes and apartments. Any ideas will be appreciated!!

Check your local competition. If you cant beat them on price or ammenities... then offer better terms. Flyers, real estate association meetings and realtor referals are the cheap/no cost ways to promote them. All the other ways are just typical advertising methods.

Here are some thoughts:
1) Offer a referral bonus to current renters, family and friends.
2) If there's a local college nearby, see if you can place flyers there.
3) Advertise on craigslist.com. It's free

you can list your rental properties for free at www.fwaac.com. FWAAC stands for "Four Walls And A Ceiling."
It allows you to post a picture of your property and create your own listing. people who are searching for properties in your area can find your listing. or, when you're marketing your property, you can just tell them to check out Listing # xx at fwaac.com to find more information about your property - that way, you don't have to do your own website, etc.
