And now she gave me the info that she wont be renewing my release, shes selling the house instead. Fine. But just the other day i had the guys that fix washer n dryers over(after asking her a "recorded" amount of 9 times to get it fixed so i can wash clothes) And she popped in with them. I guess to verify it was really broken and i wasnt lying. For the simple reason that after months of her not fixing things, i became angry. And to her maybe annoying? But shes supposed to keep this house in tact right? So while she was here i asked when she was gonna fix 1 more thing, she specifically said " Im not, this is all im doing, your leaving soon anyways arent you, " . I still have a month here, plus all the rent ive paid to live in a house that she hasnt been able to give my family what we've been paying for. We have a black widow issue now, and my kids ran into a huge web outside the house because she refuses to get ALL the webs attached to the house down. THERES GOTTA BE A LAW OR ACTION I

she is supposed to fix everything in here that goes wrong. Recently the ac went out and she left me without air for 6 days when it could of been fixed in 1-2 days! As far as these webs, when i firsr moved in i had an ant problem, paid for an exterminator, again with a roach problem. I only complain if it gets out of hand. And i cannot get the webs down its a 2 story home and they are up high and i recently got injured in 2 car accidents and thats definately not a good idea for me . I just think i shouldnt have to begg for the sake of kepping her home in good shape.

Send her a certified letter stating your problems that needs to be fixed. Don't pay her any money until she fixes everything. If she takes you to court for non payment all you have to do is show the judge that you sent her a request to fix anything that is broken and she refuses to fix so you refuse to pay. I seen this one time on Judge Judy and she told the tenant the same advise. Good luck.

You need to read your lease over very closely, you may find that certain things may or may not be coverd. It also depends on what state you live in. Typically she would have 30 days to give you written notice of a claim against your deposit (if its refundable) then has (i believe) 15 days to give you the money. Usually, the things that you have a definiate case for her to fix would be the heat and the water, unless otherwise stated in your lease. The best thing you can do is re-read your lease, hopefully you have a copy, and if you still have questions talk to an attorney or maybe a real estate specialist to explain any thing for you.

I agree with Cathy K, your first comment, MAKE SURE YOU TAKE PICTURES AND LOTS OF THEM...
However I don't agree with Chris because even tho you rent this house if there is a bug infestation that is the responsibility of the landlord because you said when you moved in you had trouble with ants and roaches, as far as the webs, that is a health issue, black widows are very poisonous spiders I would think she would be responsible for this as well. Make sure you take pictures of the webs as well. When you get them developed ask if they could add the date to the photos. Good luck

as far as the spider webs and stuff like that, those really are your responsibility, they would put that as a cleaning/houskeeping task. not as a land lord resposibility, however she could hire an exterminator but i dont know that the court will see it that way. As far as fixing items such as appliances/electrical or any general maintenance it is her resposibility you are not expected to put money into a home that you do not own. Law suit??? you can find a lawyer with a free consult and ask them look up in the phone book in your area. call around dont just go to the first one that says they have free consult.

depending on where you are landlords are only obligated to fix certain things on a rental house.

You might check into the house board in your area.

As for the webs attached to you house. Can't you take them down. ? A hose or a broom.
