Why not a special power of attorney limited to dealing with the property?

Use the form required under the law of your Indian state. A US form would be notarized rather than signed as a deed (as assume is Indian form) and might or might not be honoured.

If you can't deliver good title there will be problems. Listen your your conveyancer.

Tell him to see an attorney, or get a preprinted form from an office supply store. He then fills in the blanks and gets it notarized to make it legal. For a GENERAL power of attorney only. a limited power of attorney should be done by a lawyer to ensure it is legal.

dear, brother
first you prepare a POA from an Advocate (notary public) and send it to your brother. and tel him to attest the POA from the Indian embassy at USA and after attesting the POA tel him to send to u.
while u prepare POA its better to add the details of the property.

and your brother can prepare a POA from USA and i think it will be more costly and need INDIAN STAMP PAPERS. so its risk to do form there.

USE stamp paper of 100.

pls get more details from a notary public of your location.

THIS GPA SHOULD ATTESTED BY THE INDIA DIPLOMAT AT THE USA. AFTER GETTING IT YOU ARE EMPOWER TO SELL THE PROPERTY AT ANYWHERE IN INDIA OF HIS NAME AND MENTIONED IN THE POWER OF ATTORNEY.

Don't bother about it. First sell. Later it can be sorted out.
