I am an appraiser. You can look our license up on your state website and see if there are any complaints.There are several appraisal websites that find appraisers for you by state.

Here's what to check. Make sure the person is licensed and has the appropriate license for your state. You can even check to see if he or she has been disciplined on the state web site. Then look for a person who has a designation. The best appraisers are SRA's or MAI's from the Appraisal Institute. They have been through more extensive training than the licensing requires. Also, ask around. Word of mouth is the best way to know whether the person is qualified. Good luck. A real estate appraiser.

There are many ways to find a good appraiser. My suggestion would be to ask your local realtor, real estate attorney or mortgage broker for a referral. You can check the status of a potential firm by running a BBB check. Also you can look at your state's division of licensing website and see your appraiser license status as well if the license has been revoked or suspended. Also as another person had mentioned you can look to the Appraisal Institute and check the members in your state.

Licensed Real Estate Appraisers will provide comparable properties in the report that they generate. The report also considers the condition of the property, including land and structures. They compare the property to other similar sales and come up with a supported finding.

If you're just looking for a median value try www.zillo.com. To find out if your appraiser is in good standing check out OREA's website and look them up by name. This will tell you if they've had any complaints, and their standing with the Office of Real Estate Appraisers. You can also check with your (lending) bank to see if that individual bank has blacklisted them.

check credentials, ask for references, check the better business bureau for any negative reports....too many scam artists out there...better to be safe than sorry.....

check for his appraisers license, and errors and emmisions insurance. ask your broker to check to and see if he/she is blackballed by any of their investors
