yes you can, though i would like to warn you in advance, such a case in court can cause you to become a laughing stock.

on the professional front i am pretty sure you should win the case, because he has definitely caused "injury to feelings" and also acted in "unprofessional"way.

All the best for your case!!!!

He could have been more discreet. He could have said you would
be better off airing the place out a bit more, that it smells a bit
whiffy. Open a few windows and doors for a while in the morning.A lot of houses are a bit whiffy in the morning and the
owner is the last person to know because they get used to the smell. Iam sorry i cant answer the second question about the Ombudsman.

I say reporting him if you can !! Bl**dy estate agents seem to think they can do as they please ! It's all because of them that the house prices are so high and I can't afford to buy a house ! They don't apply any repeatable equation or rule when they "value" a property, most of the time they just pluck a figure out of the air. 9 times out of 10 the figure is way too high, they just do it to push the prices up in general and ensure they get a bigger fatter commission! When I had my place valued last year I asked the agent how he arrived at the figure he did - he said - "Well that's what other houses in this road go for "! What a load of boll***s !

That myy have been rude of him but possibly honest. If you have a gas stove or gas dryer, you may want to have your place checked for leaks. Also, if the house has a crawlspace or an earthen basement, the smell could be a dead cat or wet ground from a sewage leak. Either way inscence and open windows only help for a temporary amount of time. If you really want to sell, you have got to find the source.

I am not sure I have ever heard something so totally ridiculous in my days of viewing Yahoo Answers. That really does take all. I am sure the agents superior would be interested in knowing what was said and if not, drop that agent and move on.

You have nothing to worry about. I would buy a house that smelled of farts because it would smell lived in.

Buy a house that smelled of Paint - then they're trying to hide something.

Buy a house that smells of damp - its going to fall down.

Buy a house that smells like cabbage - check the basement for bodies.

I highly doubt this happened. If it did, tell the agent's supervisor. I was prompted by another answer to look at your other questions. They all seem like crazy stuff designed to get people's attention. It is people like you that make the majority of Yahoo Answers a bunch of stupid fluff.

He was letting the farts and blaming it on you! He's got a sneaky flatulence problem and he uses it to get people's houses on the cheap and then sells them at exorbitant prices. Get Mr Smelly The Scammer before he does it to someone else!
