I have no house to sell as am a first time buyer. The house is in Cardiff and is a standard two bed mid link freehold property in a stamp duty paying area. I have had legal fees quoted by local people of £1950 or £2400. Can i get it any cheaper?

Wow that's pricey!

You need to get a breakdown from them - I'd expect their fees to be about £500 and the rest should be stamp duty, bank transfers, land registry fees, searches and so on.

But the key is to get that breakdown so that you can see exactly what you're paying for and shop around.

The last property I bought my solicitor charged half what I'd been quoted by others and they were great.

Check out the law society's website www.lawsociety.org.uk and go for a solicitor who has Lexcel accreditation - this means that they give particularly good customer service which will make a huge difference when you get into the stress of contracts etc

It's also worth remembering that you don't necessarily need to use a local solicitor either.

Hi - youre getting a good deal! When hubby and I bought our house 2 years ago (same situation as you) our set fee at the solicitor was about £5000!!! That inc stamp duty and fees and all sorts but now Ive written it down, I get the feeling I was shafted lol!! Go to someone thats on a recommendation, that way you have experience to go on which is always useful, esp when youre a confused first time buyer!xx

go to a conveyancer rather than a solicitor, fees around £250 / £350 plus stamp duty

Remember they have probably quoted you for Stamp Duty in that, which will be £1,330 - so the deal of £1950 is probably not that bad.
