I was given a 30 ft right of way to river frontage. What rights do I have other than to use it for access?

you have the right to use it 24 hours a day 7 days a week that is it. you can't keep others off and no gate. this means someone else cannot block it from you using it but they can use it to walk and access the water as well but not block your way to the water if you need it. you have only the right to use it you don't own it and no one can build on it. if they want to build on it they have to either get your premission or buy your rights to the right away from you
