I used to teach in a village in the North Pare mountains in Northern Tanzania and would like to build a house there

There are foreigners who buy houses in Tanzania but cannot own land. However, you will have to go through a lot of paperwork and it also depends on where you would want to buy the house.
You will be required to pay taxes and annual fees that do not cost much though am abit skeptical on whether the charges for foreigners could be higher and should be made in foreign currency.
House construction these days is getting to be very expensive and it also depends on how big or small the house you are intending to construct. Since you have lived in Pare, and you know how modest houses are back in TZ (3 bedroom, Master bedroom self contained, 1 bathroom, Kitchen, livingroom and pantry without expensive finishing and gadgets and stuff) I would say around $10,000 that is to say your roofing will be the ordinary iron sheets and you will depend on local products for your construction. These rates are for a house in the rural areas.
However if you want a standard house it could cost you somewhere between $20,000 and $25,000. If you were to build your house in Dar es Salaam then you should expect to spend more than $40,000 to $70,000
I hope you plan on overseeing the construction and purchasing of items, because if you expect someone else to do it for you then your budget will skyrocket and your expectations dashed. Standard time would be 1-2 months if you have all items lined up.

the land belong to the state not to individuals. it is possible after you will exhaust yourself with so much demands and paperwork.
it is much better to rent and improve for $8000.
the problem is: under what visa will you move in.
residence visa is $1600 a year
