How can we use it but not worry about damaging the floor/ceiling?

1) move the treadmill somewhere else.

2) put the treadmill on a pad - a rug, a piece of carpet padding, a rubber pad, something to help isolate it from the floor and to absorb the vibrations it creates.

Ditto on the answer above - your upstairs floor was not made to be a gym - cushion it very well or move it.

put down thick piece of carpet that might work
