Was going to exchange property(uk based) and after a pre-inspection noticed a damp patch in the utility room, also above in the ensuite it was wet. Noone lives there at the moment.

Should I get their insurance to repair damage done by the water or get my own builder and get him to access the damage and send a quote to them.

Could it just be condensation? as the house hasn't been heated for a while?

Also, I'd personally get it fixed by your own builder. How much effort do you think the seller will put into getting it done properly? None, I would guess.

Use it to knock a bit off the price if you want to, but unless its real damage (and not just condensation) then I'd still be tempted to exchange, but if in doubt get your builder in.

Damp can be a real problem and be very hard to get rid of and causes alot of damage, make sure they get rid of the cause of the damp not just re paint it because it will just keep coming back. I would get my own builder to tell my honestly what was causing it then get them to repair it then get your builder back in to check they have done it, be careful.

why have the hassle of going thru your insurance company when really its the sellers responsibilty to repair any damage or problems with the property.

regrettably there fairly isnt a thank you to pinpoint any piping issues below concrete. i'm no longer confident however that there is a leak. mutually as i'm no longer interior the united kingdom, i might assume that your potable water gadget is cut loose infloor heating water. added, it would be your warm water working by the floor, no longer your chilly water.
