I had some restoration work done in my basement after the sump pump malfunctioned. The company was a nightmare but the work is finally done and fully paid. I am selling my house and my realtor wants me to get a lien waiver from the company, and although I've requested it and they said by phone they'd send it, like everything else this company said, they're not following through. I know it's my legal right to get this from them, but how do I make them send it in a timely fashion. Their bill has been paid in full. Thanks!

if they will not send a lien waiver, write a letter to the company. enclose a copy of their bill, and a copy of your cancelled check from the payment. send it certified. be sure to reference the certified mail tracking number on the letter inside the envelope before sealing. send return receipt, naturally. that way your *** is covered should they try anything funny.

Have the Realtor prepare the Lien Waiver form, hand carry it to the Contractors office, and have him sign it- they do not have to sign a Lien waiver, and once paid, not much you can do- If you cannot get it done, tell the Realtor to work without it or you will find another Realtor.
