Talk to a lawyer they can help you with everything you need. My grandmother died last year and my mom still hasn't got all her stuff straightened up, but has been to the lawyers a lot and everytime she goes there is more and more stuff to do and don't take advice from anyone but a lawyer or you could get really messed up also make sure the lawyer is liscensed (sp?) in your state

So when you say "no deed or title" I take it you mean the parent died owning the property without a Will, and you want to know what happens. I presume that means the parent was not married at the time.
When there's no spouse but there are children, the children would probably share equally, and the children of a predeceased child may or may not get their dead parent's share (state law varies). The Probate Court will probably issue an official document to be filed on the land records saying who the new owners are to be, unless ALL of them agree that it should be sold and the proceeds divided. If there's a dispute, the Probate Judge will do what the law says to do, and let the siblings fight about it in someone else's court.

The deed/title is easily fixed by hiring and abstract company. They'll do the digging through the county records to recreate it. Mine costed at about $800.
The rest of it, let an attorney sort it out.
