Hotel frequent stay programs have a ceiling for the number of points you can earn in any given stay even if you continue staying there and incurring eligible charges. E.g. you can only earn points for the first 30 days of your stay or up to $10,000 dollars spent ceiling, even if you stay longer than 30 days or spend more than $10,000 dollars.

After 30 days it becomes a long term stay and you can negotiate different rates. Also (in most cases) hotel taxes do not apply since it is not considered a Casual/Business stay.
To stay longer call teh holtel and negotiaite a rate.

Because they want their profit margin high, and they can't do this by giving too many rewards away.This is the same reason why a casino will kick you out and bar you from the premises, if you are fortunate enough to win big constantly.You are cutting into their profits.
