I was going to exchange contracts, however an inspection revealled a large damp patch in the utility room on the wall and ceiliing near the boiler.

Upon further inspection I noticed that the ensuite floor had a large wet patch around it. I also noticed that outside the brickwork around the overflow pipe was very wet. The estate agent said doesnt look like much. I am concerned that I will buy the house and end up with a very expensive repair.

Knowone lives at the place as the owner passed away and its the brother who is selling it. The agent threatened me by saying that if I am being awkward then there is a liklyhood the seller may pull out. Its strange he said that considering he did not speak to the seller(brother)

I am not sure if I can tell them to claim on the insurance so that I get peace of mind as I assume any water leak damage would be covered. I am worried it could cost thousands.

I also noticed that there was a slate missing and the guttering looked bad.

The survey was a basic one and did not show any leaks easpecially when it did not rain alot. It rained alot over the last few days which show this problem

Get an inspection. It's better to lose the house than be landed with a money pit. There are other houses on the market. One thought though; is the house priced low because it has problems. If it is much under market value, a few thousand spent could still make it a good deal.

In the US we have 1 year home warranties,, you could pull out until the repair is done or the price reduced to accommodate the repair.. That agent is trying to just bully you so they will get their commissions.. Tell them to piss off until your demands are met!

You are in your rights to say that you will only go through with the purchase if:
a) they get it fixed
b) they take the cost of fixing it off the price
