here is a link that explains it all, hope it helps:
http://en.wikipedia.org/wiki/Life_estate
I leave my estate to you....but I let your sister use it during her lifetime, she cannot sell it, but merely live in it, rent it etc etc when your sister dies.....my estate is outright yours to with as you wish. if you want to burn it, keep it, renovate it, sell ir or whatever.........it is yours to do with as you wish, but not until your sister dies.

Life estates are ugly. Seems to me that if I wanted someone killed off then I would give them a life estate and make you the remainder man (meaning the home would go to you when they die).
Also, get this, someone who has a life estate can sell the home but when they die it goes back to the remainder man.
I think that I am going to give someone that I hate a life estate to my property in my will and name a really mean and bad, like evil person as the remainder man. Two birds with one stone. The person I hate gets killed off and the mean, bad person will probably go to prison.
It's almost halloween. I can't help it.
I wouldn't really do it.
