Gentrification is the process of revitalizing a neighborhood. It doesn't mean the neighborhood is bad, it's going through a change for the better such as building a whole new development in a an outdated/run down part of an area.

Gentrification means the members of a group, neighborhood, country, etc are getting older on average. For a country it can be bad for the economy, ie higher taxes on the working class to pay for higher medical cost for the older class. For a neighborhood, it can mean less kids in the schools, which can be good if they don't cut back the tax base.
