living in appartment 2 long- i fould a nice one on the end lot for sale parallel to the park (soo cool since we have a dog)

what is a list of things i need to look for before i buy one?

(1) Can you get a mortgage on it. Even if you are going to pay cash, I would make sure that it is new enough to get a mortgage on. (2) the lot, does the trailer seller owe the lot or is it in a trailer lot rental place. If so, what services does the rental place furnish to their lot renters. (3) In Florida and in many other states, I am sure, once a trailer reaches a certain age, you cannot move the trailer to another lot. Can the trailer be moved. If not, you would have only 2 options (1) stay at the same lot and continue to pay lot rent or (2) abandon the trailer so that the lot owner get it..

Check everything you would on a regular house - the roof, the construction, physical things, check the plumbing and electrical systems. Don't pay too much for it - mobile homes have next to no resale value and aren't a very good investment unless you can use it for a rental later.
