My family and I live in a manufactured home which is really nice and larger that the last stick built house we had. We were able to get more value for our dollars.
Our last stick built house was a 3 bedroom 2 bath 1400 sq foot home.
Our manufactured home is a 4 bedroom 3 bath 2200 sq foot home. We live in a nice gated community that has several amenities which we use.
So why is that when we tell people that we live in a manufactured home they assume it is a mobile home and that we live in a trashy trail park?
I do understand were the idea of white trash and trailer parks comes from. I have seen some and I know they exist.
But come on we have a beautiful home with many amenities we could not have been able to afford in a stick built home.
And before you start calling me and my family white trash have you looked at a manufactured home lately? They are beautiful and have many options.
So why do people look down at us? At least until they see our home.

People associate trailer trash as those being in the movies where rent was cheap the tenants were druggies or alcholic's or just dead beats in general. I have seen some very nice pre-fab manufactured homes here in Texas. One in particular that I wouldnt mind owning as it is two stories, but I cant see myself paying $150,000 for one. My bro and sis-n-law own a beautiful manufactured home that is one of the nicest that I have ever seen. Although custom built to there standards not many people could even afford with having real granite counters, top of the line appliance's. You never know because of its' massive 3,000 sqft if they didnt tell you it was manufactured. you'd never know because of the craftsmanship put into it.. They bought there's as a convienance because it only took three months to build as opposed to 6 for a convientional home. So when someone degrades or thinks your white trash, just think to yourself of there ignorance and stupidity..

In the past mobile homes have depreciated. However in the recent past they have gone up in value with the real estate boom. No one can tell you what will happen in the near future. I suggest that if you own property, hold onto it, as getting any money out now is not possible. The newer homes have a couple of benefits: They are easier to get loans on (mobile homes over 30 years old are impossible to get loans on) and are built much better. They also install all the brickwork, cement, foundation, etc., so that the home will be move in ready when they are done. Not sure how much it is to build one, but might be worth him checking into just for information purposes. I'm sure like everything else, the costs will skyrocket with gas, etc. Since most people here in California cannot afford anything, they are again looking at manufactured housing. And you own the property, so your chance of getting a loan on it is really good. I have lived in a mobile home and in a manufactured home as well. I bought a mobile home for 82K and sold for 105K 3 years later. So they DO go up in value. I think the people that are telling you this are going off the old adage of trailer parks. They still exist, but the market, the area and the manufacturer bear greatly on the appreciation of the property. I would check with a real estate attorney before you do anything, so when you're ready to move, you can sell it with no problems. Good luck.

I know what you mean. Before I purchased my home, my wife and I really considered doing a manufactured home but everyone we know personally did not want us to. Your right. They are really nice and the gated communities do have a lot of amenities. I guess that is just how people relate those home. Back in the day there was no such thing as a nice manufactured home. There was only mobile homes which were for the dirt poor. These new ones are hurricane rated for up the category three winds, which is fantastic. I live in Florida and I noticed that a lot of the CBS homes had a load of damage, but the newer manufactured homes were not even scratched. Maybe in the future I will purchase a manufactured home, but for I will stick with my current decision. Good luck. I am sure that your home is beautiful.

Manufactured homes still make people think of the trailer parks of the 70's and 80's. But, with advances made in the manufacturing process, this is just not an accurate opinion any more. New manufactured homes are of extremely high quality. And with many of them, no one would ever know that they were built in a factory instead of at your site. I don't live in one, but I have seen many that are just as nice as site built homes.

Don't worry about what people think. It sounds like you and your family have a very nice home. As long as you are happy with it, that is all that matters.

I think that the problem is that most people automatically think of a stereotype when they hear the word manufactured home. In most people's minds manufactured is a nice word for saying mobile home. So why don't you just stop using that word? Say you live in a nice gated community or something instead of saying "oh its a manufactured home". Common folk don't know the difference and by just avoiding the use of that word there are no stereotypes.

I guess there is still a stigma attached to manufactured housing. I personally respect their design, because there are not too many houses built specifically for moving after being built. My brother has one, and he loves it. It is just a home built to be moved (usually one time), placed, and landscaped. I agree, I don't see what all of the big deal is. You have a nice home - enjoy it and just ignore the idiots that don't know any better.

I agree. It's only ignorant people that look down on those that have a manufactured home. I have one (actually 2 combined) totally almost 3300 sq. ft. I divided it and rent out part for $800/mth. The tenant is also totally satisfied. People tell me that since Hurricane Katrina they have more respect for manufactured homes. Homes costing 125,000+ were blown away. All the manufactured homes in this area sustained damage - just needed roof replacement (some). I LOVE MY MANUFACTURED HOME and am proud of it. (Just brought another one, too). Good luck.

Personally, I'd wear the label "trailertrash" as a badge of pride and make a joke of it. Only you can decide if you think the label fits. If you know that it doesn't, there's no reason to give a ratsass. I don't own my own home; I rent a house which I have considered buying, but I'd have no reservations about purchasing manufactured housing based on what others might think.

people still relate to a manufactured home as a moblie home that can be picked up and moved easily and do not look at them as a permenant address for someone. best to just call your home a house and leave it at that. it's your home so enjoy it. manufactured homes also are factory built not on site which require hands on craftsmen on site. factory built is like production line and not as high quality in some peoples eyes
