how does a casino effect home values?

will a new casino drive my property value up or down? The proposed casino is within a mile of my home.

Anything that increases traffic flow through a residential area will negatively affect values. If it doesn't affect traffic flow on your street, it might have a slight positive impact. Most things that bring jobs in without causing an excess nuisance will generally help property values somewhat.
