We moved to a neighborhood and about 3 months after moving here, the SWAT team showed up next door and surrounded the building because of a drug dealer. We want to move because we don't feel safe. I read in one of my landlord books that a landlord cannot force a tenant to pay the remaining rent on a broken lease. Is this true? What if we break a lease because of safety issues? We thought we just heard a gunshot about 10 minutes ago.

most of the time, if you signed a 12 month lease, and you move out before the lease is up you will have to pay the remainding balance. i think it all depends on where you live at. with that being said, you should go to your local court house and ask them. they will have the answer for you. or call a lawyer who gives out free advise over the phone. you should feel safe where you live. maybe your landlord has another house or apartment somewhere else..i'd ask

It all depends on which state you live in. In Ohio, for example, you are obligated to pay for the remainder of your lease, or until the apartment is re-rented (whichever event occurs first). You should consult with an attorney in your area.

In the future, you should investigate the area before committing to a long term lease. Most police departments can provide that information. Good luck

It depends on the state. Many states have published information that will answer your questions. You can call a lawyer and ask them where you can find it. Not all will know, but it's a shot.

Keep a journal, clip the articles about the police activity from the newspapers. Just in case you go to court about it.

You will need to check with local laws. Some states they can force you to pay up the full contracted lease amount.

usually its a 30 day notice and if he takes you to court you can explain the reasoning behind the breaking of it..... call him and ask... whats he going to say, no? you could ask if he has another house that you could move the remainder of your lease to. that way your not breaking it and your out of that neighborhood.
