I would turn it into a paper storage, doctors lawyers and other big companies are always looking for storage for there older clients or clients they no longer have. You may have to do a few minor renovations because the temperature has to be set the same all the time so the paper doesn't get damaged. You can also buy a big paper shredder to shred out dated papers. Check into the demands in your area to help you decide what to do with it instead of selling it . There is a lot of money to be made in a warehouse.

I know a place that has people renting sections and displaying swap meet and yard sale stuff. The people section their own space off and the owner marks each allowable space. They put up their own dividers and shelves and display cases and stock it with their sellables. They decorate it and supply their own pad locks and they price their own stuff.The owner of the building provides the casheer and the store get a percentage of all sales for lights, taxes, etc. It is successful and people love to go there and see what they can find. The individuals can stay with their stuff but most of them chose to not be there. When you walk in the place is packed with stuff for sale and it is neatly displayed and it looks like a big second-hand store. They have antiques, furniture, jewelry, books, everything you can find at a swapmeet.The owner also gets the space money as well as a percentage of sales. I think they call it a Mercado.

Lease space out to communication companies (Verizon, Comcast, Sprint, ATT, etc.), but not for office space but for their communication hub equipment. Just racks of comm equipment.
Basically unmanned space except for techs, so not much traffic, mostly doesn't have to be finished space with ceilings and walls, just a warm, white shell.
Power and HVAC are a heavy consideration up front, but it's easier money than having to fit it out and maintain an office space.

Commercial storage is a great idea too.

Rent it out to people that want to have parties. Like private parties of some kind. Birthday, company christmas parties, etc...There is big money in that type of venture with very little costs to you.
