The association can and will file a lien on your property and request forclosure (forced sale) proceedings to acquire the delinquent association fees as well as court costs and other miscellaneous charges. That is if you do not come up with the funds necessary to pay the association in FULL before the actual forclosure sale or deadline they give you to pay. I'm surprised the association will even wait a year and a half to do so.

You need to look at the rules for that homeowner association and see what they do in reguards to that matter,they might not have the authority to put a lien on the property,but that is what usually happens they put a lien on the property and when you sell the house the title company finds that record and will deduct that amount before it can close at the sellers expence,unless the buyers want to pay for all the penaltys and fines and dues you can have thousands of dollars owed to the HOA.Find out how much you owe and pay it.

What does the Charter say under penalties?
Probably you get to keep your house. They may be able to grab their due when you sell it.....plus penalties.
